Commercial Property Manager
Our client is seeking an experienced Commercial Property Manager to oversee the daily operations and performance of a portfolio of commercial properties in the Portland area. This role requires a highly organized professional with strong tenant relationship skills, operational oversight experience, and a solid understanding of commercial real estate processes. The ideal candidate brings several years of commercial property management experience and thrives in a fast-paced environment where responsiveness, professionalism, and attention to detail are essential.
This role is onsite in Portland, Oregon, and requires availability to respond to after-hours property emergencies when needed.
Commercial Property Manager Responsibilities
- Oversee day-to-day operations of commercial office and/or retail properties to ensure strong financial performance, operational efficiency, and high tenant satisfaction.
- Serve as the primary point of contact for tenants, addressing inquiries, resolving issues, and maintaining positive landlord-tenant relationships.
- Coordinate building maintenance, repairs, and capital improvements by partnering with engineers, vendors, and service providers to ensure properties remain safe and well maintained.
- Maintain accurate documentation for leases, contracts, vendor agreements, and property records while ensuring compliance with lease terms and operational standards.
- Conduct routine property inspections to identify maintenance needs, coordinate repairs, and ensure building conditions meet quality and safety expectations.
- Prepare and review reports related to property performance, occupancy, and operational activity for internal stakeholders.
- Manage vendor relationships, negotiate service agreements, and oversee contractor work to ensure timely and cost-effective property services.
- Provide after-hours support and respond to urgent property issues or emergencies as needed.
Commercial Property Manager Qualifications
- Minimum 3+ years of commercial property management experience managing office or retail properties (residential property management experience alone does not qualify).
- 5+ years of commercial property management experience preferred, particularly within larger or multi-tenant office buildings.
- Strong understanding of commercial leases, property operations, and real estate administrative processes.
- Experience using property management software, with Yardi Voyager experience preferred.
- Demonstrated ability to build strong tenant relationships while delivering high-quality customer service.
- Proven experience coordinating property maintenance, facilities operations, and vendor management.
- Strong negotiation, organization, and problem-solving skills with the ability to manage multiple priorities simultaneously.
- Professional communication skills, including strong phone etiquette and the ability to interact effectively with tenants, vendors, and internal stakeholders.
- CPM (Certified Property Manager) designation is a plus.
Salary: $85K-$105K/year. (DOE)
