Project Manager
As a Project Manager you will be responsible for managing the entire construction process from start of job to final completion of all assigned projects. Job responsibilities include business development, client management, management of Design and Build projects, construction feasibility, product evaluation, estimating, bidding, contract and project administration, cost control, RFI’s, submittals, document control and updating, field operations, quality control, safety and project closeout.

Must possess ability to work and cope well under pressure, meet multiple and sometimes competing and tight deadlines.
Shall always demonstrate cooperative behavior with colleagues, supervisors and public.
Project due diligence: Collaborate with the Owner, Developer and Architect to investigate geo- technical conditions, environmental impact, access, hydrology and overall construction feasibility.
Prepare reliable preliminary and final cost estimates based on conceptual project design.
Ensure project quality control and completion for occupancy.
Investigate and comply with governmental jurisdictions and mandated design/code criteria.
Coordinate and ensure successful project closeout.
Ensure construction compliance with approved project specifications.
Review and approve all trade and supplier invoices.
Prepare client billings each period in cooperation with Accounting Department.
Manage project cash flow related to construction loan progress payments and percentage of completion.
Coordinate governmental and owner approval of project submittals, shop drawings, schematics and engineering associated with project improvements.
Ensure construction compliance with approved project specifications.
Manage job site operations and field personnel.
Track design revisions and execute change orders.
Contract administration, including buy-out bidding, contract writing and execution for every required trade to build a project. Prepare and execute all trade subcontract documents, exhibits, and AIA billing breakdowns.
Obtain lender, owner, developer and general contractor approvals for budgets and specifications prior to actual construction.
Required Skills and Experience
Preferred to have at least 3+ years of experience working as a Project Manager experience, working in construction and/or related educational background.
Preferred experience in Vista by Viewpoint construction software.
Preferred experience in estimating commercial projects.
Creative problem solving and excellent communication skills.
Must be a self-starter, detail oriented, and professional.
Strong ability to run multiple projects at once.
Must be able to conduct proper business etiquette and represent company in a professional
